Email 2 (Day 2): Pricing Mistake #1

Subject: Why Smart Pricing is costing you money

Mistake number one: trusting Airbnb's Smart Pricing.

Smart Pricing is designed to fill your calendar. Not to maximize your revenue. Airbnb makes money when bookings happen. They do not care whether you booked at $89/night or $142/night.

When you let the algorithm set your price, it defaults to the lowest price that will generate a booking. That is great for Airbnb. Terrible for you.

The fix is setting a strategic base rate, seasonal multipliers, minimum stay rules, and day-of-week adjustments that are calibrated to YOUR market and YOUR property type.

But even if you just turn off Smart Pricing and set a manual base rate 15% higher than your current average, you will likely see revenue increase within 30 days without a meaningful drop in occupancy.

Email 3 (Day 4): Pricing Mistake #2

Subject: The minimum stay mistake

Mistake number two: no minimum stay strategy.

Most hosts either have no minimum stay requirement (accepting 1-night bookings that destroy margins after cleaning costs) or a blanket 2-3 night minimum that ignores seasonal demand patterns.

Here is how to think about it.

During high-demand periods (holidays, events, peak season), your minimum stay should be higher. 3-5 nights. You can charge premium rates and you do not want turnover eating into your most profitable nights.

During low-demand periods, drop it to 1-2 nights. Filling gaps is more important than length of stay.

During mid-season, use a dynamic minimum that adjusts based on how far out the booking is. 30+ days out: higher minimum. 7 days out: lower minimum.

This sounds complicated. It is not. It takes about 20 minutes to set up in your pricing tool. And it typically adds 10-15% to monthly revenue immediately.

Subject: You are ignoring your comp set

Mistake number three: pricing in a vacuum.

Most hosts set their price based on what feels right. Or what a pricing tool suggests. But they never look at what the top 10% of performers in their market are actually charging.

Your comp set is not every listing in your city. It is the 5-10 listings that are most similar to yours in terms of size, location, amenities, and quality. Those listings define your pricing ceiling and floor.

If the top performers in your comp set are charging $180/night and you are at $120, you have room to move. If you are already at $175, the play is not higher prices. It is higher occupancy or longer stays.

Understanding your comp set changes everything about how you price. It is the difference between guessing and knowing.
